S.H.E. Manages Properties, Inc. also provides property management services for select rental units within many of our HOA's and elsewhere in San Diego.

Rental Property Management Services include:
1) Tenant Screening - We thoroughly screen potential tenants by obtaining TRW, Telechecks, and Unlawful Detainer information. We will verify their employment and past residences.
2) Leasing/Rent Ups - Each unit will be prepared for leasing, advertised, and shown to prospective tenants. We will then sign up the applicants with rental agreements.
3) Rent Collection - We will enforce timely rental collection policies, and issue 3-day notices to pay rent or quit if rents are not received in a timely manner.
4) Evictions - If our 3-Day notice does not produce results, we will contract the clients' attorney or an attorney of our choosing that specializes in the eviction process. After a judgment and writ of possession, we will implement all tenant termination services including the recording of the judgment. An hourly fee of $50 will be charged for the time necessary to interface with the collection attorney.
5) Maintenance Scheduling - We will schedule our maintenance personnel for minor repairs at $65 per hour. On major repairs, we will obtain multiple bids for owners to approve when necessary. The unit/units will be maintained to each owner's standards.
6) 24-hour Emergency Service - We can be reached 24 hours a day for emergencies through our 24- hour voice mail service. We also have a back up answering service.
7) Accounts Payable - Check dispersal of approved expenses to vendors.
8) Trust Account Banking - All monies from your properties would be put in a Real Estate Trust account. Funds would not be co-mingled with other properties. The Department of Real Estate of the State of California monitors every real estate broker and we are subject to the laws of that department.
9) Computerized Monthly Statements - (Includes all necessary bookkeeping) You will receive monthly financial reports of cash flow, income and expenses, tenant reports, and vendor reports that give year to date figures for 1099 reporting. We have enclosed a sample reports for your review. We continually upgrade our computer programs to better serve you.
Fee Schedule - The fee for management ranges from 10% to 12% of the gross monthly rent. Postage, year-end supplies, and copying fees are not included in this base fee. There is also a rent up fee of $150.00 that's charged each time we obtain a new tenant for your vacant unit.
S.H.E. is a member of the San Diego Apartment Association. We use all of their forms as well as attend many of the industry educational seminars.
Our current rental clients include a few smaller apartment complexes, many condominium units within our associations, as well as several single-family residences.
